1. Request copies of insurance policies before the commencement of any work. Ideally you should attempt to get a copy of a Public Liability Insurance policy and a Workers Compensation Insurance policy at a minimum, to protect both people and property from injury and damage.
2. Ask the hard questions. Find out whether the agency subcontracts the works or performs it in-house, and ask them whether or not a project specific SWMS will be provided before the commencement of work. It may also be worthwhile asking the firm to provide a sample of one that was used for a similar size and scoped project. Ideally any queries about their method of operations, or compliance with Victorian legislation, should be raised during the quotation stage. Builders should not assume that all cleaning contractors abide by the law, and where possible should go that extra mile to prevent a greater inconvenience further down the line.
3. Ask the firm for a Scope of Works in regards to the clean. The reason for this is that a common industry term such as a 'builders clean' has no real definition and or requirements, and if you engage a firm on the basis of performing a builders clean with no further definition you risk the service being incomplete and or inadequate.
4. Referrals.. Referrals... Referrals. Asking a firm for some of its referrals / a list of clients can often indicate their skills and recognition in the construction cleaning market. The firm might have everything right on paper, but in action this could be a different case. By asking the cleaning firm for referrals, the prospective client can be rest assured that their are multiple builders that can vouch for its quality of service and competency. Generally speaking, referrals from larger builders should be weighted greater, as their is often a need for greater documentation and assurances. Furthermore, larger builders tend to work on more complicated and strenuous long-term projects, which require greater skill, resources and time management on behalf of their contractors .
